Details:

The client requested TCN GCC to provide development management support for the master plan project on a Retainer Basis, representing the client both in front of the other consortium members as well as the end client.

Our Role:

TCN GCC allocated our Senior Partner on a Retainer Basis to serve as Director of Development for the project for a 1-year period. Responsibilities included tender / appointment of master planners, infrastructure consultants, branding / marketing agencies, etc; management of the master plan concept design; consortium leadership and cost / time / variation management; development analysis / creating the project’s development strategy and development plan, and representation at meetings with the end client C-Suite team to seek approvals moving the project into the DMP stage.

BOUTIQUE OFFICE PARK

Client: Mawan Real Estate

Details:

TCN GCC was appointed to provide development management support for a boutique office park project on a Retainer Basis. The objective was to support the client’s existing project team to move the project from the current stage, to the stage of the Main Contractor Appointment.

Our Role:

TCN GCC embedded its senior development resource into the client’s project team to provide senior advisory on a “hands-on” project basis. Responsibilities included setting up a project governance structure, setting up key project delivery systems and processes, and technical and commercial management of all subcontractors.

Sub-developer engagement plan

Details:

The client required a comprehensive strategic plan, technical systems / processes manual, and sales systems manual for all land sales components in the master plan, covering both sub developers as well as individuals purchasing serviced land plots for self-construction.

Our Role:

TCN GCC provided a bespoke strategic plan, execution strategy, complete systems /processes document, executive advisory where applicable, with the goal of putting in-place a Sub Developer Management System including the Marketing and Sales of Land to Sub-Developers for all residential assets within the client’s residential portfolio, and a Community Management Systems relevant to managing and executing the master plan during the operational project stage.

CITY MANAGEMENT AGENCY (CMA) STRATEGY

Details:

The client required a comprehensive strategy and execution plan for setting up a City Management Agency to govern the entirety of their project including LUMS (Land Use Management System), DCR (Development Control Regulations), Master Community Governance (MCD / Service Charge), and setup of technical systems to govern sub-developers on-site.

Our Role:

TCN GCC provided a business plan-level outline, strategic implementation plan and outline systems and processes manual for a bespoke CMA to deliver the master plan vision, retain long term asset values, operate and manage infrastructure and public realms, and achieve a development that meets IRR expectations.

Details:

The client required TCN GCC to create a commercially viable 5-year strategy and business plan that will guide the company’s growth plans for its subsidiary Development Company.

Our Role:

TCN GCC engaged in an analysis of the development company from a corporate strategy and development capabilities perspective and then delivered recommendations for improvement across all key company verticals. We further advised the client on infusing development ‘’best practice’’ systems and processes into the company, and provided recommendations of how to grow, position, and evolve the business as a real estate company over the next 5 years.

Details:

The client sought an outsourced senior development management team for a 6-month window to deliver infrastructure and new project concepts as well as to provide master development community management.

Our Role:

TCN GCC prepared a Development Roadmap which identified the key changes required and advised the client on all aspects of project redevelopment. TCN GCC served as the ad-hoc “C-suite” of the company and assisted the client during the period of company and project restructure.

The client required a commercially viable 5-year development strategy and business plan as well as detailed master plan commercial validation, design review, funding plan, project delivery strategy, and construction methodology for the flagship tourism-oriented master plan project.

Our Role:

TCN GCC was appointed to provide Executive Advisory to the company C-Suite and Chairman regarding re-positioning the development, organization of the company’s master development department including resource schedules / department SOPs and critical success factors, as well as conducting a ‘’deep dive’’ development analysis on the flagship master plan including assessment of infrastructure, Joint Venture deal structures, plot sales, sub-developer engagement, and construction of anchor plots.
